Valuation and Market Appraisal
Before conducting any valuation/market appraisal we conduct thorough research into the property, it’s competition and likely demand. This ensures that our valuations are as accurate as possible and in tune with the current market. As part of our philosophy we offer straight talking and honest advice. We will never intentionally overestimate the value of your home in a bid to gain your instruction, in fact we would rather walk away than give our clients bad advice.
Marketing
Once instructed we will take photographs to show your property in its best possible light and write up the particulars using the A.I.D.A. principle. AIDA is a proven marketing strategy used to ensure the highest levels of interest in a product or service. In our case we have found that by using AIDA we create a real urgency to view from potential buyers who are genuinely interested the properties we are advertising.
- A - Attention: Attract the attention of the buyer.
- I - Interest: Raise customer interest by focusing on and demonstrating advantages and benefits (instead of focusing on features, as in traditional advertising).
- D - Desire: Create desire for the property and re-assure that it will satisfy their needs.
- A - Action: Lead customers towards taking action (book viewing/make offer)
Viewings
We believe in accompanying all viewings where possible, this ensures prompt and accurate feedback as well as proper matching of the properties benefits to the buyers needs. All viewings are carried out by staff who are trained to listen to the buyers needs and advise them accordingly. You are of course at liberty to conduct your own viewings should you wish to do so.
Offer Handling
Once a buyer decides to make an offer the whole negotiation process is handed to a fully trained sales negotiator/progressor (not the same as a viewing booker). This is so that we may extract the best possible offers from all potential buyers and completely eliminate bias. All offers are fully qualified by our team of in-house financial advisors and all chains checked thoroughly before we make any recommendations to our clients.
Sales Progression
We believe that communication is the key to a stress free sale. Your sale will be progressed regularly and you will be kept advised of all developments every step of the way. We use a key milestone system which allows us to progress our sales smoothly and eliminate any unnecessary delays.
After Sales Care
We want your sale to be as pleasing an experience as possible and continue to be on hand after the sale has completed should their be any loose ends that we may assist with.
